URBAN LIVING: The building improves transit viability, increases commercial vitality and contributes to the value of environmental sustainability.
The integrated approach to design also includes proper building orientation to maximize passive solar heat gain, sun shading and passive ventilation.
ROOF DESIGN & RAINWATER MANAGEMENT: The architects will explore opportunities to capture runoff for irrigation, reducing potable water consumption. Light-coloured roofing and roof pavers will be used to reduce the building's "heat island" effect and decrease daily electricity use.
BUILDING MATERIAL: The developer's team is managing the used of recycled materials, and materials sourced locally wherever possible.
ENERGY MANAGEMENT: To cut down on heating and cooling energy use, moveable exterior screens on the southeast and southwest facades will allow each suite to regulate sunlight exposure. Interior daylight will be maximized, and energy-efficient lighting will be specified. Heat exchangers will reclaim heat energy, including a variable refrigerant flow system to capture heat in office areas. A post-construction commissioning plan will ensure all building elements and efficiency measures are operating as intended.
